The proposed scheme was for the extension and subdivision of Unit 3 which was a 2 Nr non-consecutive phased programme of works. Enabling works to include an asbestos survey.

Key Elements Included on Unit 3A Phase 1 & Unit 3B Phase 2

  • De gas of existing Air-con systems,
  • Cut back existing waste and water,
  • Remove existing shop fitting perimeters,
  • Remove existing ceilings,
  • Remove partitioned / division walls,
  • Strip out existing floor finishes back to original concrete slab (Adhesive and Latex)
  • Remove existing front canopy and de-glaze
  • Strip back external cladding and remove steelwork structures
  • Break out and remove brickwork of main entrance – retain structural steel work
  • Remove existing M&E
  • Deglaze existing shopfront windows and reduce height of brick stall risers
  • Build up new jumbo stud divisions walls
  • Flanking fire protection
  • Installation of new purlins
  • New M & E Services
  • Installation of new shop front / Kingspan Microrib Cladding and new signage / glazing
  • Roller shutter to be installed
  • External reforming of block paved main entrance
  • Roof repairs
  • Decoration and making good
  • Installation of new stub stack and connection to mains system
